We offer planning advice before you submit an application.
We strongly encourage all applicants to contact us for advice before submitting applications so that:
- potential issues can be explored at an early stage
- applications are submitted with the relevant information
- the application is processed smoothly and enables a timely decision to be reached.
The cost of providing pre-application advice will be met by the developer rather than the public.
Fees include VAT.

Major development
Major development is defined in the Town and Country Planning (Development Management Procedure) (England) Order 2015. It includes the winning and working of minerals or the use of land for mineral-working deposits, waste development, the provision of a building or buildings where the floor space to be created by the development is 1,000 square metres or more and development carried out on a site having an area of 1 hectare or more.
